The agency’s Comprehensive Data Inventory is published in compliance with statute and Office of Management and Budget guidance. The inventory also provides links to the list of data elements and variables for each data asset where allowable and practicable. Information available on this page may be expanded over time. Duty to Serve High Opportunity Areas DataFHFA's Duty to Serve regulation defines residential economic diversity to include Enterprise activities that support financing of mortgages in high opportunity areas. High opportunity areas for purposes of Duty to Serve, include areas designated by Housing and Urban Development (HUD) as a "Difficult Development Area" (DDA), as well as areas designated by a state local Qualified Allocation Plan as a high opportunity area, whose poverty rate is lower than the rate established by FHFA. Duty to Serve Small Financial Institutions DataThe Duty to Serve regulation defines “small financial institution” as a financial institution with less than $304 million in assets. The data set contains the list of small financial institutions that meet this definition. The list consists primarily of depository institutions, credit unions and Community Development Financial Institutions. The list does not include non-depository mortgage banks. The list also includes several Agricultural Credit Associations (ACAs).

Enterprise Public Use DatabaseThe Public Use Database (PUDB) is released annually to meet FHFA’s requirement under 12 U.S.C. 4543 and 4546(d) to publicly disclose data about the Enterprises’ single-family and multifamily mortgage acquisitions.  The datasets supply mortgage lenders, planners, researchers, policymakers, and housing advocates with information concerning the flow of mortgage credit in America’s neighborhoods.  Beginning with data for mortgages acquired in 2018, FHFA has ordered that the PUDB be expanded to include additional data that is the same as the data definitions used by the regulations implementing the Home Mortgage Disclosure Act, as required by 12 U.S.C. 4543(a)(2) and 4546(d)(1).Available here

Fannie Mae and Freddie Mac Single-Family Guarantee Fees ReportThe Housing and Economic Recovery Act of 2008 requires FHFA to conduct ongoing studies of the guarantee fees charged by the Enterprises and to submit a report to Congress each year. Guarantee fees are intended to cover the credit risk and other costs that the Enterprises incur when they acquire single-family loans from lenders. Federal Home Loan Bank MembershipThe Federal Home Loan Bank (FHLB) system was created by the Federal Home Loan Bank Act of 1932 as a government sponsored enterprise to support mortgage lending and related community investment. It is composed of 11 FHLBanks, more than 6,500 member financial institutions, and the System's fiscal agent, the Office of Finance. Federal Home Loan Bank Targeted Mission Activities ReportFHFA is required to monitor and report annually on the Federal Home Loan Banks' support of their low-income housing and community development activities to the Federal Home Loan Banks' Advisory Councils. This report fulfills that requirement. This report addresses the FHLBanks’ activities to support low-income housing and community development. Methodology for Determining Credit Risk Scenarios for Stress-Testing Mortgage Related AssetsFHFA has developed macroeconomic scenarios that it provides to the Federal Home Loan Banks (FHLBs).  These scenarios are inputs to financial models that the FHLBs use to assess the exposure of their entire portfolio. National Mortgage DatabaseThe NMDB is a de-identified database of closed-end first-lien residential mortgages, containing a nationally representative 5-percent sample of mortgages in the United States. It is the first comprehensive repository of detailed mortgage loan information designed to support policymaking and research efforts and to help regulators better understand emerging mortgage and housing market trends. The NMDB is designed to fulfill the requirements of the Housing and Economic Recovery Act (HERA) and the Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank Act). Non-Performing Loan Sales ReportThe Enterprise Non-Performing Loan Sales Report includes information about NPLs sold through December 31, 2021 and reflects borrower outcomes on NPLs sold through June 30, 2021 and reported through December 31, 2021. The sale of NPLs reduces the number of delinquent loans in the Enterprises' portfolios and transfers credit risk to the private sector. Suspended Counterparty ProgramFHFA established the Suspended Counterparty Program (12 CFR part 1227) to help address the risk to Fannie Mae, Freddie Mac, and the Federal Home Loan Banks (“the regulated entities”) presented by individuals and entities with a history of fraud or other financial misconduct. Uniform Appraisal DatasetThe UAD is a standardized industry dataset for appraisal information that is communicated electronically through the Uniform Collateral Data Portal® (UCDP®) as part of the Uniform Mortgage Data Program (UMDP). At the direction of the FHFA, the Enterprises jointly developed the UAD to improve the quality and consistency of appraisal data for loans delivered to the Enterprises. UAD defines all fields required for an appraisal submission for specific appraisal forms and standardizes definitions and responses for a key subset of fields using the Mortgage Industry Standards Maintenance Organization (MISMO®) standards. FHFA collects this data from the Enterprises for many agency purposes including examination, enforcement, research, and analysis. FHFA also supplements this data with data from the Federal Housing Administration (FHA) and the Rural Housing Service (RHS).Not Available
Uniform Closing DatasetThe UCD is a standardized industry dataset allowing information on CFPB’s Closing Disclosure to be communicated electronically, as part of the Uniform Mortgage Data Program (UMDP). The UCD was developed using the Mortgage Industry Standards Maintenance Organization (MISMO®) standards and is maintained by the Enterprises. The Enterprises collect UCD data to 1) help enhance credit risk management with more data and better-quality data, 2) provide important information to help increase ability to detect fraud and misrepresentation at loan delivery, and 3) provide additional transparency into the mortgage loan transaction file to help assess whether the loan, as closed, meets the Enterprises' eligibility requirements. disclosed on Fannie Mae/Freddie Mac Single-Family Uniform Mortgage-Backed Securities (UMBS), and on Ginnie Mae Mortgage-Backed Securities (MBS),  which are published in the Fannie Mae, Freddie Mac and Ginnie Mae monthly disclosure files.
